Půjčka. Slovo, které dnes slyší téměř každý z nás. Někdo ji potřebuje na svůj vysněný dům. Jiný zase na nečekanou opravu auta. A další prostě chce mít klid, když peníze nepřijdou tak rychle, jak následují výdaje.

Co si z toho vzít

  • Banka hodnotí nejen to, kolik vyděláváte, ale i to, zda příjem přichází pravidelně a dlouhodobě.

Jak příjem ovlivní schválení půjčky

V českém bankovním prostředí se pro schválení spotřebitelského úvěru (tedy běžné půjčky na cokoliv) posuzuje tzv. bonita klienta. To je vlastně bankovní rating vaší schopnosti splácet půjčené peníze.

Bonita se skládá ze tří hlavních složek:

  • Výše příjmů – Kolik peněz vám skutečně chodí na účet,
  • Stabilita příjmů – Je to dlouhodobé zaměstnání, nebo jen občasné výdělky?
  • Vaše výdaje a závazky – Co všechno musíte každý měsíc platit.
  • Finanční historie – Zda máte záznamy v úvěrových registrech. Tedy jestli jste v minulosti spláceli.

Jak velký vlastně potřebuji příjem?

A odpověď není tak jednoduchá, jak by se mohlo zdát. Banky totiž nepracují s konkrétní částkou. Místo toho se řídí tzv. poměrovými ukazateli, které ukazují, jestli si úvěr můžete bezpečně dovolit.

Nejdůležitější jsou dva: DSTI a DTI.

Nejsou sice v České republice závazné, ale Česká národní banka je bankám silně doporučuje dodržovat.

  • DSTI (Debt Service to Income) – Říká, jakou část vašeho čistého měsíčního příjmu tvoří měsíční splátky všech úvěrů dohromady. Doporučená hranice je 40 %. To znamená, že banky chtějí, aby vám po zaplacení všech splátek stále zůstávala alespoň větší polovina výplaty na životní výdaje.
  • DTI (Debt to Income) – Ukazuje, kolik celkově dlužíte v porovnání s tím, kolik za rok vyděláte. Sečtou se všechny vaše závazky a srovnají se s vaším čistým ročním příjmem. Doporučená horní hranice DTI je 8, tedy maximálně osm ročních platů.

Tyto ukazatele se více uplatňují u hypoték, ale mnoho bank je zohledňuje i u spotřebitelských půjček, hlavně pokud se jedná o vyšší částky nebo více současně běžících úvěrů.

Typ pracovní smlouvy: proč na něm záleží více, než si myslíte

Teď to přijde. Něco, co většina žadatelů podceňuje. Nejde jen o to, kolik vyděláváte, ale jak. Ano, opravdu záleží na tom, jaká formální smlouva stojí pod vaším příjmem. A v českém prostředí to banky posuzují velmi konkrétně.

Proč? Protože banky nehodnotí pouze číslo na výplatní pásce. Sledují stabilitu vašeho “cash flow”. A typ pracovního poměru je jedním z nejjasnějších ukazatelů, jak dlouho a spolehlivě dostáváte peníze.

Smlouva na dobu neurčitou – jistota, kterou banky milují

Máte pracovní smlouvu na dobu neurčitou? Skvělé. Pro banku je to prakticky zlatý standard. V očích věřitelů znamená stabilní, dlouhodobý příjem. Co z toho plyne pro vás? Vyšší důvěra, větší šance na schválení, často i lepší úrok.

A není to jen výhoda u hypoték. I u běžných spotřebitelských půjček vám tenhle typ smlouvy výrazně hraje do karet.

Smlouva na dobu určitou – nejistá, ale ne marná

Tady už se banky dívají pozorněji. Smlouva na dobu určitou znamená, že někdy skončí. A to je pro banku potenciální riziko. Neznamená to ale, že vás automaticky smetou ze stolu.

Například pokud u zaměstnavatele pracujete víc než půl roku, banka vás může brát vážně, obzvlášť pokud doložíte, že vám smlouvu pravděpodobně prodlouží.

DPP a DPČ – flexibilita pro vás, otazníky pro banku

Pracujete na dohodu? Fajn. Ale z pohledu banky to není úplně výhra. Příjmy z DPP a DPČ totiž bývají nepravidelné, těžko předvídatelné a často krátkodobé. Co to v praxi znamená? Tyto příjmy buď nevezmou v potaz vůbec, nebo je započítají jen částečně – jako vedlejší.

I tak ale platí: dohoda se hodí jako doplněk, ne jako hlavní základ pro půjčku. Alespoň tedy u bank.

Jak je to ve zkušební nebo výpovědní době

Být ve zkušební době a zároveň žádat o půjčku není zrovna ideální kombinace, protože banky tenhle stav vnímají jako období nejistoty. Zaměstnání sice máte, ale může skončit prakticky ze dne na den bez udání důvodu, takže většina bank v Česku v takovém případě buď žádost rovnou odmítne, nebo ji vůbec nezačne posuzovat, dokud nepřejdete do plnohodnotného pracovního poměru.

Ještě o něco složitější to bývá, když jste ve výpovědní lhůtě, protože tam už banka ví, že váš příjem má jasně daný konec a žádná jistota, co bude dál, neexistuje. A právě tahle časová ohraničenost pro ni často znamená automatické zamítnutí nebo přinejmenším velmi přísné podmínky (například vyšší úrok, nutnost ručitele nebo zajištění).

Takže pokud plánujete o úvěr žádat a víte, že se blíží změna práce, je lepší počkat, až budete zase v novém zaměstnání.
